What floor plans are currently available?

The Reserve at Falcon Pointe offers two-bedroom, two-bath ranch-style homes for rent in East Lansing, MI. Each home features a single-story layout designed to maximize space and convenience. How do I schedule a tour?

You can schedule an in-person tour by visiting the Schedule a Tour page on our website, submitting a contact form, or calling our leasing office directly. Our team will help coordinate a time that works best for you.

What is the application process?

After selecting your preferred home, you can complete your application online by clicking the “Apply Now” option. The process includes submitting your application fee, holding deposit, and required documentation. Applications are reviewed based on credit, income, rental history, and background screening.

How long does the approval process take?

Most applications are processed within 1–3 business days once all required documentation has been received.

What lease terms do you offer?

The Reserve at Falcon Pointe offers lease terms ranging from 6 to 12 months, depending on availability. Please contact the leasing office for current lease options.

Is there a waitlist if the floor plan I want is not available?

Yes. If your preferred home is not currently available, you can join our waitlist by submitting an application along with a $50 application fee per person and a $200 reservation deposit. Our team will notify you when a matching home becomes available.

Pricing & Fees

What is the monthly rent?

Monthly rent varies based on availability and home features. For the most accurate pricing, please visit the Floor Plans page or contact our leasing team directly.

Are utilities included in rent?

Utilities are not included in the monthly rent. Residents are responsible for electricity, water, sewer, trash, and optional services such as internet and cable.

What is the security deposit amount?

Security deposits vary based on screening results and typically range from $550 to one month’s rent. Please contact our leasing office for details specific to your application.

Are there any application or administrative fees?

A $50 non-refundable application fee is required per applicant, along with a $200 holding deposit and $150 admin fee that will be applied toward your move-in costs upon approval. If your application is not approved, the holding deposit and admin fee will be refunded.

Do you require renters insurance?

Yes, renters insurance is required for all residents, with a minimum liability coverage of $100,000. Please contact our leasing office for more information.

Pet Policies

Are pets allowed?

Yes! The Reserve at Falcon Pointe is a pet-friendly community in East Lansing, MI.

Is there a pet fee, deposit, or monthly pet rent?

Up to 2 pets are allowed per home, with a $150 non-refundable pet fee, $250 refundable deposit, and $30 monthly pet rent per pet.

Are there any breed or weight restrictions?

Breed restrictions apply, as well as a weight limit of 65 lbs. Please contact the leasing office for full details.

Do you have any pet-friendly amenities?

Yes. The community includes walking trails and open outdoor spaces, providing a comfortable environment for daily routines with your pet.

Home Features

What appliances are included?

Each home includes stainless-steel GE appliances such as a refrigerator, oven/range, microwave, and dishwasher, along with a washer and dryer.

Is there in-unit laundry?

Yes. All homes include an in-unit washer and dryer within a dedicated laundry space.

Do the homes have air conditioning and heating?

Yes, each home includes central air conditioning and heating systems for year-round comfort.

Do you offer furnished homes?

Homes are leased unfurnished, but our leasing team can connect you with third-party furnishing providers if needed.

Are there options for upgraded finishes?

Each home features elevated finishes including espresso shaker-style cabinetry, granite countertops, vaulted ceilings, built-in shelving, and contemporary lighting.

Do these homes feel more like a house than an apartment?

Yes. With single-story layouts, private entrances, attached garages, and individual driveways, each home is designed to feel more like a standalone residence than a traditional apartment.

Do the homes offer enough space for entertaining or hosting guests?

Yes. Open-concept layouts, vaulted ceilings, and connected living and dining spaces provide a flexible setup that works well for both everyday living and hosting.

Are the homes single-level or multi-level?

All homes are ranch-style and single-story, eliminating stairs and creating an easy, accessible layout.

Is parking available and are there any additional fees?

Each home includes an attached two-car garage and a private driveway, providing convenient parking directly at your residence.

What does maintenance-free living include?

Maintenance-free living means that services like lawn care, exterior upkeep, and routine maintenance are handled by the on-site team, allowing residents to focus on their daily routines without added responsibilities.

What public transportation options are nearby?

The Reserve at Falcon Pointe offers convenient access to major roadways including US-127 and I-69, making it easy to travel throughout East Lansing and surrounding areas.

Are there shops, restaurants, or grocery stores within walking distance?

Policies & Procedures

How do I pay rent?

Residents can pay rent through the online resident portal using ACH or major credit cards. Please note that processing fees may apply to debit and credit card payments. Personal checks and cashier’s checks are also accepted.

How do I submit a maintenance request?

Maintenance requests can be submitted through the online resident portal, and 24-hour emergency maintenance services are available when needed.

What is your policy for breaking a lease?

If you need to end your lease early, termination fees apply. Please refer to your lease agreement or contact the leasing office for details.

What is your guest policy?
